How we price projects
Every estimate is based on the actual work at the home. Project cost depends on scope, materials, access, existing conditions, finish selections, and any required permits or trade coordination. A square-foot price can leave out important details such as stairs, railings, framing repairs, rot, site access, and disposal.
Labor, materials and added work
When hourly billing applies, standard labor is $95 per hour. Approved work outside the written scope is billed at $120 per labor-hour. Materials and supplies are billed with a 15% markup. Your written estimate or change order will state the applicable scope, rates, and assumptions before the work proceeds.
For larger projects, we review the site and discuss material choices, schedule, and permit requirements before finalizing a written estimate. If concealed damage or a change in scope comes up, we explain the work and price before proceeding.
